How 100%+ Financing Works

100%+ financing refers to a high-leverage loan-to-cost (LTC) structure designed to fund more than the property acquisition alone. For qualifying deals, financing may account for the purchase, renovation budget, closing costs, and interest reserve while remaining within the program’s property-level leverage requirements.

The goal is to help experienced real estate investors preserve more of their own cash for operations and future acquisitions. 365 REI Capital evaluates the borrower, project costs, property value, experience, and overall deal economics to determine whether a high-leverage structure is appropriate.
